50 Year Shingle Warranty: Why It Almost Never Means 50
CertainTeed's 2026 asphalt shingle warranty does contain the number 50. It sits in footnote A under Table 1, and it describes the coverage you get if you are not the person the brochure was written for: a condominium association, a church, an apartment building, or a buyer who takes over the warranty in the first 10 years. For the individual homeowner the same shingle carries "Lifetime", and Lifetime ends the day the original owner sells, which in most houses comes long before year 50.
That is the pattern across the three big brands. A bid that says 50-year shingles is usually quoting a sales sheet, and the warranty document says something else in three places: how long the full coverage lasts, what the manufacturer pays after that, and who loses the long term. Below, those three places are set out from the current standard warranties from GAF, Owens Corning and CertainTeed, plus the two upgraded "system" warranties where 50 really is the number, all opened on 17 October 2026.
None of this rates a shingle or a roofer, and no roof was inspected for it. It is the warranty text side by side, so the warranty line on your own bid can be checked against the form it claims to quote.
The three documents, and the date each one applies to
Shingle warranties are dated by installation, not by purchase or by when you read them. Each form says so, and each form is replaced every year or two. The copy that binds your roof is the one in effect on the day it went on.
| Brand | Document | Form number | Applies to |
|---|---|---|---|
| GAF | Shingle & Accessory Limited Warranty | RESWT160L-0426 | GAF products installed after 1 January 2025 |
| Owens Corning | Standard Product Limited Lifetime Warranty | Pub. No. 10023873-H, January 2026 | Shingles purchased after 1 January 2026 |
| CertainTeed | Asphalt Shingle Residential Products 2026 Limited Warranty | Code No. 00-02-5540-NA-EN, 01/26 | Shingles installed during calendar 2026 |
gaf.com refuses plain scripted downloads, so the GAF text was read through a rendering proxy; the Owens Corning and CertainTeed files are the manufacturers' own PDFs as hosted by BuildSite. If your roof went on in 2023, none of these is your document. Ask the contractor or the manufacturer for the edition that matches your installation date, and keep it with the invoice.
Two numbers hide behind every "lifetime" shingle
Every one of these warranties has a long number and a short number, and the bid almost always prints the long one.
The long number is the warranty term. On the architectural lines (GAF Timberline, Owens Corning Duration and Oakridge, CertainTeed Landmark) it reads Lifetime. All three define that word, and none of them means the life of the roof or of you:
- GAF: "as long as you, the original owner(s) [or the second owner(s) if coverage was properly transferred during the Smart Choice® Protection Period], own the property where the shingles are installed."
- CertainTeed: "Lifetime means for as long as the original individual property owner owns the property where the shingles are installed."
- Owens Corning marks Lifetime in its tables with a footnote reading "For as long as Owner owns home."
The short number is the period in which a defect claim is paid in full. Each brand gives it a trademarked name, and the name is what you search for in the document: GAF's Smart Choice® Protection Period, Owens Corning's TRU PROtection® period, CertainTeed's SureStart™ period. On all three standard Lifetime warranties it is 10 years. Inside it, the manufacturer pays for replacement shingles and the labor to install them, with limits. Outside it, the labor stops.
GAF says it in one line: "After the Smart Choice® Protection Period: Labor will no longer be covered." CertainTeed's Beyond SureStart™ Protection section lists "Labor costs, roof tear-off, metal work, flashing and disposal expenses" as not covered. Owens Corning says that during the prorated period "no labor or other costs will be covered."
Labor and tear-off are most of a reroof, so this matters. A warranty that pays part of the shingle cost but none of the crew is a credit toward a new roof that you still have to commission and pay for.
Tear-off is not even safe inside the first 10 years on every product. GAF's standard form says, for the Smart Choice period, "GAF will not pay to tear off your GAF Products, or to dispose of them." Owens Corning's standard form excludes "the cost to remove or dispose of Purchaser's roofing materials." CertainTeed splits its own Lifetime line in two: footnote A products (Grand Manor, Presidential Shake, Carriage House, Belmont, Highland Slate, Landmark Premium, Landmark PRO, Landmark TL, NorthGate) include "Roof tear-off, metal work, flashing and disposal" during SureStart, while footnote B products (plain Landmark, Landmark ClimateFlex, Patriot) do not. Same brand, same word Lifetime, different first decade.
What each brand pays after year 10, per $100 of shingles
Here the documents can be compared directly, because each one prints its formula.
GAF and CertainTeed both prorate by the month. GAF divides the months elapsed since installation by the months in the warranty term, and for a Lifetime warranty the term "is deemed to be 600" months for years 11 through 40. Its own example: a claim at 25 years (300 months) is reduced "by 300/600 or 50%". For years 41 and beyond, "GAF's contribution is 20%." CertainTeed's Table 1 gives every Lifetime shingle a Reduction Figure Per Month of 1/600, counted from the start of the warranty period, and its footnote says that "at the completion of the 40th year the reduction figure will remain at 480/600, or 20% of the total maximum liability."
Owens Corning prorates by the year instead. Its Limited Lifetime Shingle Proration Table reads, for a single-family detached home owned by individuals: years 1 to 10, 100%; years 11 to 40, "80% reduced by 2% every year thereafter until year 40"; year 41 and beyond, 20%. A footnote adds "There are no partial year prorations." The document's own example lands in the 15th year at 72%.
Put the three on one table, claims made at the end of each listed year, for every $100 the original shingles would cost:
| Claim at end of year | GAF (RESWT160L-0426) | CertainTeed 2026 Lifetime | Owens Corning 10023873-H | Labor paid? |
|---|---|---|---|---|
| 10 | $100 | $100 | $100 | Yes, with limits |
| 15 | $70 | $70 | $72 | No |
| 20 | $60 | $60 | $62 | No |
| 25 | $50 | $50 | $52 | No |
| 30 | $40 | $40 | $42 | No |
| 40 | $20 | $20 | $22 | No |
| 45 | $20 | $20 | $20 | No |
The GAF and CertainTeed columns are the same arithmetic; the Owens Corning column runs two points higher because it steps once a year. That difference is small next to the one that sits under the column headings: what the percentage is a percentage of.
GAF reimburses "the reasonable cost of replacement GAF Products," reduced for use. CertainTeed uses "the reasonable cost of comparable replacement shingles as determined by CertainTeed." Owens Corning's example states its 72% as a share "of the Owens Corning® Roofing Shingles and Components cost at the time of purchase." If shingle prices rise over 15 years, a percentage of today's replacement cost and a percentage of what you paid in 2026 are different amounts of money. The forms say what they say; keep the material invoice, because under the Owens Corning wording it is the base of the calculation, and CertainTeed reserves the right to use the shingle manufacturing date in its claim calculation when proof of purchase is missing.
One more line in the GAF form caps the tail. For buildings other than individually owned single-family homes, GAF's maximum liability under the manufacturing defect paragraph, "before proration, shall not exceed $500 per square."
Where 50 really is the number: the system warranties
The number 50 does turn up in full, as a non-prorated period, in the upgraded warranties the manufacturers sell through their credentialed contractors. Here the bid may be telling the truth, and here it has to prove it.
GAF System Plus. The sample System Plus Limited Warranty (RESWT162L-0426) gives GAF Lifetime shingles, LayerLock-labeled Timberline included, a Lifetime term with a 50-year Smart Choice Protection Period, and in that period says "labor to tear off some or all of your GAF Products and disposal are included if necessary to repair your roof." In years 51 and beyond GAF's contribution is 20%. GAF's comparison guide (RESWT215-0526) answers "Who can install?" with "Anyone" for the Shingle & Accessory and Roofing System warranties and "Certified, Certified Plus™, and Master Elite® Contractors" for System Plus.
Read the last page of that sample before you sign anything. In capitals: "IT IS YOUR CONTRACTOR'S RESPONSIBILITY TO REGISTER YOUR WARRANTY WITHIN 45 DAYS OF INSTALLATION." And under Effectiveness: the warranty "will not take effect unless all eligibility requirements have been satisfied, this warranty is registered to you, and your roofing contractor has been paid in full." That last condition ties the warranty to your final payment, which is exactly the moment a homeowner holding back money over a dispute is in. The order of payments and releases is its own subject, worked through in the piece on deposits, progress payments and lien waivers.
Owens Corning System Protection. The System Protection Limited Lifetime Warranty (Pub. No. 10020610-P, August 2026, for shingles purchased after 1 August 2026) prints a TRU PROtection period of years 1 to 50 at 100% for single-family detached homes, including "the cost of tear-off and disposal subject to certain limitations," and 20% from year 51. The conditions are stacked at the front: the entire roofing system "must be installed by an Owens Corning Roofing Platinum or Preferred Contractor", the warranty "must be registered by Purchaser's Owens Corning Roofing Platinum or Preferred Contractor with Owens Corning within 60 days of the installation," and the roof must "cover the entire structure, be installed over a ventilated roof deck, and include a code-approved underlayment." Partial roofs and non-ventilated decks do not qualify. A buyer who wants the transfer has 60 days after the real estate transfer and a fee of $100.00.
One clause in that document deserves a second read: if a claim "results in Purchaser's entire Roofing System being removed and replaced," the System Protection warranty is void, and new Owens Corning shingles get the standard warranty instead.
CertainTeed sells its own upgraded tiers (SureStart PLUS) through its ShingleMaster credential. I did not find the current legal text on a CertainTeed server and did not read it for this page, so its terms are not in the table above. If a bid names it, ask for the sample certificate by name and edition before signing.
So a bid line reading "50-year warranty" is checkable in three steps. Which document is it, by form number? Is this contractor on the manufacturer's list of credentialed installers for that tier, today? And who registers it, by what date, and what do you receive as proof? GAF's sample says that if you have not received your warranty within 60 days you should call GAF. A system warranty that was never registered is, on its own terms, the standard warranty. The contractor licence lookup is a separate check from the manufacturer's credential; one does not stand in for the other.
The owners who drop to the short schedule
Every Lifetime definition above has an ownership test, and the three brands do not draw it in the same place. For anyone renting the house out, this is the most consequential paragraph in the document.
Owens Corning gives Lifetime coverage only to "single-family detached homes where the owner of the roof is the resident occupying the home." Everyone else, including corporations, trusts, condominiums, homeowners' associations, and "any other type of building or premises not used by individual homeowners as their residence," gets 40 years with a five-year TRU PROtection period. The proration is steeper too: 87.5% after year five, "reduced by 2.5% every year thereafter until year 40," then "No coverage." On that schedule a claim in year 20 is worth roughly half the material, and a claim in year 41 is worth nothing.
CertainTeed reserves Lifetime for "individual property owners on premises used as their residence." Everyone else falls under Other Ownership and is limited to a 50-year term for footnote A products and a 40-year term, with a five-year SureStart, for footnote B products such as plain Landmark. For Other Ownership, after SureStart ends, the warranty "only covers manufacturing defects that cause leaks."
GAF applies Lifetime to "shingles installed on a single-family detached residence owned by individuals," and for corporations, governmental entities, condominium or homeowner associations, apartment buildings and similar "Other Buildings" sets the length at 40 years. The GAF definition, as printed on RESWT160L-0426, says nothing about the owner living there. Whether a house held in an LLC counts as "owned by individuals" is a question for GAF, in writing, before the roof goes on rather than after a claim.
The practical reading for a landlord: the same Lifetime shingle can carry a 10-year full period and a 20% floor under one brand, and a five-year full period with no coverage at all after year 40 under another. A bid that quotes the homeowner term to a rental owner is quoting a warranty that owner does not get.
Selling the house resets the clock
All three standard warranties transfer once. What the buyer receives depends on whether the sale lands inside or outside the 10-year full period.
| Sale inside the first 10 years | Sale after year 10 | What the buyer must do | |
|---|---|---|---|
| GAF RESWT160L-0426 | "the same coverage as the original owner" | coverage reduced to a two-year period after ownership changes | notify GAF in writing within one year after the property transfer |
| Owens Corning 10023873-H | the balance of the coverage | reduced to a 2-year period after the date of ownership change | within 60 days of the real estate transfer, submit proof of purchase, installation date and ownership history |
| CertainTeed 2026 | remaining SureStart, but a Lifetime warranty becomes 50 or 40 years from installation | limited to two years from the date of the transfer | the Transferability section sets no deadline that I found; registration is optional |
CertainTeed adds a definition worth knowing before a refinance or an estate: "A bank foreclosure or a change of ownership on a deed is deemed a transfer under this Limited Warranty." Moving the house into a trust or adding a name to the deed is, on that wording, a transfer, and the warranty only transfers once.
The two-year rule is where a sale after year 10 hurts most. Under the GAF and Owens Corning wording a defect claim in those two years is still reduced for all the use since the original installation. A buyer in year 14 is taking a two-year window on a warranty already prorated to about 70%, materials only. Disclosing a "lifetime transferable warranty" in a listing is accurate, and it is worth less than it sounds.
The ventilation and accessory conditions that change the table
The proration table assumes the roof was built the way the document requires. Two conditions in these forms can swap the whole table for a shorter one.
Ventilation first. CertainTeed's form says shingles on "inadequately ventilated or non-ventilated decks" get "a reduced limited warranty period of ten (10) years" with no SureStart, and its formula for those roofs subtracts 1/120 per month instead of 1/600, with no labor at all. GAF's System Plus sample lists "inadequate ventilation" among the causes of damage the warranty does not apply to. The bid line that usually carries this risk is the ridge vent filed under optional, which is taken apart, with the IRC sections and both manufacturers' clauses, in the piece on drip edge, ice barrier and ventilation.
Then accessories. Owens Corning's standard form extends the shingle's coverage to its components only when three or more of five categories (hip and ridge, VentSure vents, its synthetic underlayment, starter shingles, ice and water barrier) are Owens Corning products; with fewer, each component falls back to "the length of time as defined in their individual product warranties." GAF's form has the same structure: install fewer than three GAF accessories with Lifetime shingles and the accessories carry 40 years with a five-year Smart Choice period. Wind coverage under all three runs 15 years and depends on starter strips at the eaves and rakes and, on some products, six nails per shingle.
None of that is visible on a bid that says "GAF Timberline, 50-year warranty." It becomes visible when each accessory is a line with a brand name on it: starter, hip and ridge, underlayment, ice barrier, vents. That is one more reason the measured, itemised estimate described in how to read a roofing estimate is the one to compare against, and why the warranty line on it should name a form.
How to turn the bid line into something you can check
The short version is four requests, made before signing and answered in writing:
- Name the document. Brand, warranty title and form number, for example RESWT160L-0426 or 10020610-P, for the edition in effect on your installation date.
- Get the full-coverage period in years. Smart Choice, TRU PROtection or SureStart, and whether tear-off and disposal are inside it. On the standard forms it is 10 years; on the system forms read above, 50.
- Say who owns the house. Owner-occupied single-family, rental, LLC or condominium; if it is anything but the first, ask which schedule applies.
- Name who registers, and by when. For a system warranty, the contractor's credential and the registration deadline (45 days for GAF System Plus, 60 for Owens Corning System Protection), and what you will receive as proof.
Then keep three things together for as long as you own the house: that warranty form, the material invoice, and the installation date. Every claim and every transfer in these documents is calculated from them. The broader question of what lifetime, prorated and labor mean on HVAC certificates as well as shingles is covered in what lifetime actually owes; the documents here are the roofing half of that answer, and the ones to read again in the year you sell.
Frequently asked questions
Is a 50-year shingle warranty really 50 years?
On the standard 2026 warranties from GAF, Owens Corning and CertainTeed, the printed term for their architectural shingles is not 50 years but 'Lifetime', defined as the time the original individual owner owns the house. Full coverage, including labor, runs for the first 10 years. After that the manufacturer pays a shrinking share of the shingle cost only. The number 50 appears in two other places: as the cap for owners who do not qualify for Lifetime (on CertainTeed's footnote A shingles: 'Other Ownership', and buyers who take a transfer during the 10-year SureStart period), and as the non-prorated period in the upgraded system warranties that only credentialed contractors can register.
How much does a prorated shingle warranty pay in year 25?
About half the material, and no labor. GAF's own worked example on form RESWT160L-0426 reduces a claim made at 25 years (300 months) by 300/600, or 50 percent. CertainTeed's 2026 Table 1 uses the same reduction figure of 1/600 per month for its Lifetime shingles. Owens Corning prorates by whole years instead: 80 percent in year 11, minus 2 percent a year, which comes to 52 percent in the 25th year, calculated on the product cost at the time of purchase. All three stop paying labor once the first 10 years end.
Does a shingle warranty transfer when I sell the house?
Once, and the timing matters more than the fact. If the sale happens inside the non-prorated period, the buyer generally steps into the remaining coverage (CertainTeed caps a transferred Lifetime warranty at 50 or 40 years from installation). If the sale happens after it, all three standard warranties cut the buyer's coverage to two years. The buyer also has paperwork to do: Owens Corning wants the transfer submitted within 60 days of the real estate transfer, and GAF's form (RESWT160L-0426) asks the second owner to notify GAF in writing within one year.
Does a rental house get the lifetime shingle warranty?
It depends on the brand, because each one draws the ownership line differently. Owens Corning limits Lifetime to a single-family detached home 'where the owner of the roof is the resident occupying the home', and CertainTeed to individual owners 'on premises used as their residence'. A rental fails both tests and drops to the shorter 'other' schedule. GAF's standard form asks for a single-family detached residence 'owned by individuals' and does not mention occupancy, so check the wording on your own form before assuming either answer.
